Every design, personally engineered.

An engineering atelier for projects that ask for exceptional attention: tricky site conditions, demanding design and challenging city requirements. We work alongside our clients and partners from site acquisition to ribbon cutting.

Where others see problems, we see opportunity.

One parcel that three buyers passed on, and the five civil decisions that turned it around. A short film, sketched the way we think it through.

1 / 5 · The site nobody wanted · an illustrative project
  1. The site nobody wanted

Others sawTwenty-two feet of fall, a creek easement through the middle and protected oaks. Three buyers walked away.

We sawA site with views worth building for, if the terraces are set to catch them without breaking the budget.

  2. Twenty-two feet of fall

Others sawThe usual answer: level everything into one flat pad, with 18-foot walls and thousands of cubic yards trucked off site.

We sawThe architect’s two building pads, each set on its own terrace at the levels where cut and fill balance. Nothing leaves on a truck.

  3. Stormwater management

Others sawNo storm main in the street, so a detention vault under the parking.

We sawThe creek corridor stays natural and carries the water. Rain gardens sit along its edges as landscape features, clean the runoff and let it out to the creek at today’s rate.

  4. A wall through the roots

Others sawOne tall retaining wall cut straight through the oaks’ root zone.

We sawGrading held outside the drip line, and two short planted walls in place of one tall one.

  5. Too steep to reach

Others sawSlopes no fire truck can climb and no wheelchair can use.

We sawA fire lane that turns off the street at a right angle and curves up along the contour under ten percent, and a garden walk that sweeps across the slope under five percent, so it needs no ramps or handrails.

Clients come to us for exceptional design and thinking. That is why we keep the atelier small.

Attention to detail

We take on projects where the site, the design or the city leaves no room for error. That is the work the atelier was built for.

No sugar-coating

If something is not possible, we say so, explain why and bring an alternative that is. Creative solutions, and straight answers early enough to act on.

The courage to say no

We serve a limited number of projects at a time. If we cannot give one everything it needs, we apologise and decline.

When we say yes, we are in it 100%.

We thrive in difficult conditions.

We are drawn to the sites others hesitate over. Steep, tight or irregular lots. Difficult drainage and access. Existing conditions that do not match the drawings. City reviews that ask hard questions, and architecture that asks a great deal of the ground it stands on.

We can join a project at any stage: before the land is bought, in the middle of design, at permit, or when a project has run into trouble. Wherever we come in, we start by reading the site properly.

We work alongside a project from site acquisition to ribbon cutting.

  1. Site acquisition
  2. Approvals
  3. Design
  4. Permit
  5. Construction
  6. Ribbon cutting

We study the site before it is purchased, plan the path through the city, engineer the design, carry it through permit and remain the engineering partner through to ribbon cutting. One atelier, and the same people, the whole way through.

A small atelier, close to every project.

Clients

We work with owners and developers who care how their project turns out. Some bring us a site after their own due diligence, simply for a second set of eyes. Others have worked with us for so long that they no longer look around: the civil scope goes to Atelier ARJ. Either way, we walk the site with them, tell them honestly what it can become, and work alongside them through to ribbon cutting.

Partners

Architects and landscape architects bring us in when a design deserves to be built as drawn. We protect that intent, work through the hard parts alongside them, and speak candidly in the room with the client and the city.
